The Ultimate Fall Home Preparation Checklist
Oct 29, 2026 | Planning and ROI
Fall is the ideal time to catch the small things your home needs before colder weather turns them into bigger problems. Here’s where to start.
The scorching summer heat is behind us but winter hasn’t arrived yet. For homeowners, that makes fall less about pumpkin-spice everything and more about one important question:
Is your home ready for the next six months?
You don’t need to inspect every inch of your house or tackle every project in a weekend. Focus first on the things that protect your home, keep its systems working, and make everyday life easier once temperatures drop.
Outside: Start with water
Water is one of the biggest threats to a home, and fall brings plenty of opportunities for it to end up where it shouldn’t.
Your fall exterior checklist:
Clean leaves and debris from gutters
Make sure downspouts direct water away from the foundation
Look for damaged or missing shingles from the ground
Check exterior caulking and seals
Look for cracks or gaps around windows and doors
Disconnect garden hoses and prepare exterior faucets for freezing temperatures
Check decks, porches, steps and walkways for damage
Clear leaves from walking surfaces
Trim potentially hazardous branches
Check exterior lighting as daylight hours get shorter
One simple rule: follow the water.
Where does rain go when it hits your roof? Where does it leave the downspout? Does the ground carry it away from your house—or back toward it?
A five-minute observation during a good rainstorm can tell you quite a lot about your home.
Inside: Prepare the systems you'll rely on all winter
Winter puts different demands on a house. Before you turn the heat up and settle in, take care of a few basics:
Replace your HVAC filter
Test your thermostat
Check smoke and carbon monoxide alarms
Inspect door sweeps and weatherstripping
Look under sinks for slow leaks
Check the basement for moisture or new water staining
Clean or inspect the dryer vent
Check bathroom ventilation
Look for deteriorating caulk around tubs and showers
Find your main water shutoff if you don't already know where it is
First-time homeowner tip: you don't have to know how to fix everything. But you should gradually learn where your home's major systems are and how to recognize when something has changed.
Look at how your home is working for you
Maintenance isn't only about preventing expensive repairs.
Fall also means darker evenings, more time indoors, wet shoes, holiday visitors and eventually snow and ice.
Take a walk through your home and look for everyday friction:
Is a handrail loose?
Is a staircase poorly lit?
Does a door stick?
Is there a rug that constantly moves?
Is an entryway difficult to navigate when carrying groceries?
Is a bathroom fixture becoming difficult to use?
Is there a repair you've been putting off for months?
These may not feel like major home projects. That's exactly why they tend to stay on the list.
Do the 15-minute 'home walk'
Here's one fall ritual worth adopting. Take your phone or a notepad and walk through the entire house.
Write down every moment that makes you think: “I really need to get that done.”
The loose cabinet handle. The cracked step. The bathroom caulk. The light that needs replacing. The gutter you've been meaning to clean. The railing that moves slightly when you grab it.
Then divide your list into three categories:
Needs attention now → Before winter → Can wait
Homeownership becomes much less overwhelming when you stop treating every problem as equally urgent.
And if you'd rather not spend your fall doing all of this...
That's reasonable too.
